Is Your Greeley Attic Insulation Failing?

What are the symptoms actually worth acting on?

Six, in rough order of how strongly they point at the attic. Heating bills climbing year over year without a tariff change or a change in how you live. Rooms on the top floor that run systematically different from the rest of the house. Ice dams at the eaves in winter. Ceilings that are noticeably cold to the touch on a cold day. Visible depth of six inches or less when you look through the hatch. And any evidence of water — staining, matting, or a musty smell in the attic itself.

Three more that people report constantly and which mean much less on their own. A single cold room, which points at ducts, a closed damper, or one specific air leak at least as often as at insulation. Draughts near windows, which are usually about the windows and their trim. And the age of the house by itself — a 1975 attic that was topped up in 2015 is fine, and a 1998 attic nobody has looked at may not be.

The pattern worth noticing is that the strong signals are systematic and the weak ones are local. Insulation covers the whole ceiling, so when it is the problem, the symptoms tend to show up across the whole upper floor rather than in one corner.

How does insulation actually degrade?

Settling is the quiet one. Loose-fill cellulose loses 15 to 20 percent of its depth over its service life, and because R-value tracks depth, an attic installed at R-38 can be delivering closer to R-30 twenty years later without anything visibly wrong. Nobody notices, because nothing looks different from the hatch.

Displacement is the avoidable one. Anyone who has been in the attic — running a cable, chasing a leak, storing boxes — leaves compressed tracks and bare patches, and compressed material does not spring back. Bare patches matter more than their area suggests, because heat takes the easiest available path rather than distributing itself politely.

Water is the decisive one. Insulation that has been wet has lost most of its R-value, may be holding moisture against framing, and does not dry usefully in place. That material has to come out rather than be covered. And then there is the case that is not degradation at all: attics that were built under an older standard and have been performing exactly as installed the entire time. Given that nearly half of Greeley's housing predates 1980, this is the most common finding of all.

What is the one measurement that settles it?

Depth and material, converted into an R-value. Everything above is a reason to go and look; this is the thing that decides. Measure the depth in several places rather than one, identify what the material is, and multiply — cellulose at about 3.5 R per inch, loose-fill fiberglass at about 2.5.

That number answers two separate questions at once, and they are worth keeping distinct. Whether the attic meets Greeley's adopted target of R-49 to R-60 under the 2021 IECC. And whether it falls below R-20, which is the condition the Atmos attic rebate is written around. A house can be under code and above the rebate threshold simultaneously, which surprises people.

The result also produces the honest negative. An attic measuring near target does not have an insulation problem, whatever the symptoms were, and the investigation should move to air sealing, ducts, or equipment. Getting that answer is a good outcome — it stops you buying the wrong thing.

How can I check my attic insulation myself?

Open the hatch, look, and measure. Push a tape straight down through the material until it hits the ceiling drywall, at several spots rather than one. Note whether the material is grey shredded paper, white or yellow fluff, or batts. Depth and material together give you the R-value; either alone tells you very little.

Does insulation wear out?

Cellulose and fiberglass do not decay chemically in a dry attic — they degrade physically. Cellulose settles 15 to 20 percent over its life, material gets compressed by foot traffic and storage, and anything that gets wet is finished. So the material has not expired so much as become thinner and patchier than it was.

My bills are up. Is it definitely the insulation?

Not definitely. Rate changes, a failing furnace, duct leaks, and a change in how the house is occupied all show up the same way on a bill. What points at the envelope is a steady climb across several years with no other explanation, especially alongside top-floor rooms behaving differently from the rest of the house.

Is a cold bedroom a sign of failing insulation?

On its own, weakly. One cold room more often means a duct problem, a closed or crushed damper, or a specific air leak. Insulation covers the whole ceiling, so when insulation is the cause the symptoms usually appear across the whole upper floor rather than in one room.

What if there is water damage up there?

Then the source of the water gets found and fixed before anything else happens. Wet insulation has lost its R-value and holds moisture against framing, so it comes out rather than being covered. Insulating over an active leak buries a problem that is still getting worse and makes finding it later considerably harder.

Can I just add more on top?

Usually yes, and it is the normal approach when the existing material is dry, intact, and not vermiculite. Removal is warranted when it is wet, contaminated, heavily compacted, or possibly vermiculite — or when bare-deck access is needed to air seal the ceiling plane properly.

When do these symptoms mean I should do nothing?

When you measure and the attic comes back at or near R-49 to R-60. At that point the insulation is not your problem regardless of what the symptoms suggested, and adding more will not fix them. That is the common outcome in newer stock — in Severance, where 91.7% of homes date from 2000 or later, most readers should expect it and should redirect their attention to ducts, equipment sizing, or a specific air leak.

How old does an attic have to be before it is worth checking?

Age is a weak proxy but a reasonable prompt. Pre-1980 construction is the strongest candidate and that is nearly half of Greeley's stock. Anything that has not been looked at in fifteen years is worth ten minutes at the hatch, if only to rule it out and stop wondering.
